    A block of excellent quality mowing/grazing land extending to 27.72 acres (11.22ha) split into four field parcels. The land benefits from roadside access and mains water and is shown edged blue on the attached plan.

    Location

    Lot 1 is situated just off the Southwaite to Wreay road, approximately 8 miles South of Carlisle and 12.5 milesNorth of Penrith.Lot 2 is located approximately 2.5 miles east of the village of Ivegill and 2.5 miles West of the village of Southwaite. The farm approximately 9 miles South of the City of Carlisle and 10 miles North of Penrith allowing for easy travelling to the M6 motorway and access to major cities.

    Directions

    For Lot 1 follow the A6 from either Carlisle or Penrith and take the T junction signposted Southwaite, within the village of Southwaite take the T junction signposted Mellguards/Wreay. Lot 1 stands on the left hand side of the road. For Lot 2 from Junction 42 of the M6 take the exit signposted Dalston and continue for 0.8 miles then turn left signposted Burthwaite/Calthwaite then continue for approximately 4.5 miles and the land stands on the left hand side of the road.

    Basic Payment Entitlements

    The Non SDA Basic Payment Entitlements are included in the Tenancy and will be transferred to the Tenants following the commencement of the tenancy to enable them to make the 2021 claim. The entitlements included are as follows:Lot 1: 11.47 Lot 2: 11.22
