From Chester-le-Street take the A167 south towards Durham. Juts before Chester Moor turn left onto Holmhill Road. After approximately half a mile the entrance to Block 1 is on the left. Continue for a further 1 mile then turn left onto Cocken Road. At the second field on the right there is an entrance to Block 2. After a further half a mile Block 3 is on the left. All blocks are accessible from the public highway. Once on the land, access can be taken form field to field. Description In total the land extends to approximately 96.42 acres (39.02 hectares) of grazing land. Block 1 extends to approximately 42.42 acres (17.16 hectares), Block 2 extends to approximately 32.90 acres (13.19 hectares), and Block 3 extends to approximately 21.43 acres (8.67 hectares). The land can be grazed by organic or non-organic stock. Services Each field has a water connection. The Licensor will be responsible for paying the water rates. Basic Payment Scheme The Licensor will retain the BPS rights in full. Environmental Stewardship Agreements The land is under an Environmental Stewardship Scheme. Mowing, topping (weed patched only), harrowing, rolling is not permitted before 1st July. Supplementary feeding, feeders, fertilising, spraying, whole field topping is not permitted.
