    NB: Pictures are artists impressions. The site is situated close to the stunning Solway Firth estuary with far-reaching southern views to the Northern Fells and is also just a short walk from the official Hadrian’s Wall path. Boustead Hill is located approximately 8 miles to the West of Carlisle and less than six miles from the Carlisle bypass for access to the M6 and A595 for West Cumbria. The property comprises of a 0.10 Ha (0.28 acres) development which benefits from full planning consent for the erection of two contemporary holiday units. The approved plans allow a four bedroom unit and a one bedroom unit as described below. The four bedroom unit provides accommodation over two floors which includes open plan living accommodation, wet room and a double bedroom. To the first floor are three further bedroom, two bathrooms (one of which is en-suite, and a library/study. On the smaller unit, again accommodation is spread over two floors with ground floor providing an open plan kitchen/lounge/dining room and a wet room. To the first floor is a mezzanine landing for use as a bedroom. The wider site is proposed to be laid out with four car parking spaces adjacent to the site entrance, an external store for bin and cycle storage, extensive orchard and BBQ/terrace areas. The materials and design of the dwellings have taken inspiration from surrounding stone building and traditional agricultural areas. The larger unit will have a traditional stone gable ends, with the side elevations and roof under a Black Cement Particle Board. The chimney breast and BBQ area on the smaller unit will be stone clad with the remainder under Black Cement Particle Board. Planning approval was granted following an appeal with the reference 16/0049. A full copy of the submitted and approved plans are available from Carlisle City Council’s website.
